We invest primarily in B and C class multifamily properties. There's a huge opportunity to add value to "mom and pop" style properties by adding professional management and bringing living conditions up to the standards that residents deserve.

There are two primary ways that our investors make money in our deals: Cash flow and forced appreciation.

Cash flow is the profits from the ongoing operation of the business.

Forced appreciation is the equity that we build through operating the business more efficiently. Since the property's valuation is directly tied to its income, we can greatly increase how much it's worth by raising revenue and lowering expense.

Our investors are Limited Partners in our deals, meaning they have a very limited role in the ongoing management of the project.

This is a good thing -- if you were a partner in one of our deals, you would want experienced operators making decisions, not other investors you might not potentially know and trust.

Every deal is different, but generally distributions from cash flow are made to investors every quarter. Distributions from sale or refinance are made in that same quarter.

An accredited investor, as defined by the Securities and Exchange commission, is an individual who:

  1. Has a net worth of over $1M (not counting the value of their primary residence)
  2. OR

  3. Has earned over $200,000 a year (or $300,000 jointly with a spouse) for the last two years, and can be reasonably expected to continue to earn the same in the future.
Most of our deals are open to accredited and unaccredited (sophisticated) investors. Deals that are marketed, however, are open to accredited investors only.
Hold times vary depending on the deal, but the average projected hold time is 5-7 years.
The minimum for both accredited and non-accredited sophisticated investors is $50,000.
